Homes for Sale in Vaughan: Fall 2026 Buyer's Guide (What 877 Homes Actually Sold For)

In short: Vaughan's median sold price is $1,121,000 over the last 90 days (to Sept 29, 2026), down 5.1% year over year, with homes closing at 96.6% of asking in a median 22 days. The real price ladder by home type, how much negotiating room the data supports, and the closing-cost math on a typical Vaughan purchase.

Short version: 877 Vaughan homes closed in the 90 days to September 29, 2026. The median sold price was $1,121,000, down 5.1% from the same window last year. The median home sold at 96.6% of its asking price after 22 days on market, and only about 1 in 5 (19.8%) sold over asking. For buyers, that is the most negotiating room Vaughan has offered in a while — but only if you anchor to what homes actually sold for, not what they are listed at.

Where these numbers come from

Every figure in this guide comes from closed TRREB MLS® sales in Vaughan over the last 90 days, pulled from the live feed that powers our Vaughan market report. The type-by-type medians below are based on a sample of the 600 most recent closings. Asking prices are marketing; sold prices are the market. If you want the full table, it is free to use with a link.

The Vaughan price ladder by home type (last 90 days)

  • Condo apartment: median sold $550,000 (145 sales in sample)
  • Condo townhouse: median sold $814,000 (22 sales)
  • Link home: median sold $970,000 (6 sales — too few to lean on)
  • Freehold townhouse (Att/Row): median sold $1,004,000 (92 sales)
  • Semi-detached: median sold $1,020,000 (33 sales)
  • Detached: median sold $1,390,000 (299 sales)

Two things jump out. First, the gap between a freehold townhouse and a semi is only about $16,000 at the median — if you are shopping at the $1M mark, a semi with a real yard may be within reach. Second, the jump from semi to detached is roughly $370,000. That gap is why so many Vaughan buyers end up comparing a detached home in Maple or Woodbridge against a detached in Brampton or Caledon, where the same budget goes further.

Keep in mind a city-wide median blends very different areas. Kleinburg estates, Woodbridge detached homes, Thornhill Woods, Maple, Vellore Village and the condo towers around the Vaughan Metropolitan Centre subway station all sit inside the same number. Use the median as a starting point, then pull sold comps on the specific street and model.

How much room is there to negotiate?

At a median sold-to-list ratio of 96.6%, the typical Vaughan home closed about 3.4% under asking. Last year over the same window it was 97.3%, and median days on market was 21 vs 22 now — so the market has softened slightly, not collapsed.

Here is what 3.4% looks like in dollars on typical list prices:

  • $570,000 condo listing → about $19,000 under ask
  • $1,040,000 townhouse listing → about $35,000 under ask
  • $1,440,000 detached listing → about $49,000 under ask

That is an average, not a promise. Roughly one in five homes still sold over asking — usually the ones priced right at or under recent comps, often with an offer date. The practical rule:

  • Priced at or below recent sold comps, fresh on market: expect competition; the discount may be zero.
  • Priced above sold comps, 30+ days on market: this is where the negotiating room lives. Check whether it was terminated and relisted — a relist resets days on market and hides how long the seller has really been trying.
  • Price already reduced: the seller has admitted the first number was wrong. Anchor your offer to sold comps, not the new list price.

Closing costs on a typical Vaughan purchase

Vaughan is outside the City of Toronto, so you pay the Ontario land transfer tax only — no second municipal land transfer tax like you would in Toronto. On common Vaughan price points:

  • $550,000 condo: Ontario LTT about $7,475
  • $1,004,000 townhouse: about $16,555
  • $1,121,000 (city median): about $18,895
  • $1,390,000 detached: about $24,275

First-time buyers can claim a provincial rebate of up to $4,000 against that. Budget separately for legal fees, title insurance, a home inspection, adjustments (prepaid property tax, utilities) and moving — confirm exact figures with your lawyer before you go firm.

What this means if you are buying in Vaughan this fall

1. Your budget buys more than it did a year ago

A 5.1% year-over-year drop on the median is about $60,000. If you were priced out of a Vaughan detached last fall, re-run the numbers before assuming nothing changed.

2. Get pre-approved before you shop, not after

A soft market rewards buyers who can move quickly on the right house and write a clean offer when the seller is motivated. A pre-approval also tells you whether the stress test caps you at townhouse or detached.

3. Condo apartments need extra diligence

At a $550,000 median, Vaughan condos are the entry point — but much of the recent supply is new towers near the VMC. Read the status certificate, check the reserve fund and special assessments, compare maintenance fees per square foot, and look at how many similar units are listed in the same building right now.

4. Pre-construction vs resale

If a resale condo sold at $550,000 in the same area, a pre-construction unit priced well above that needs a clear reason — size, finishes, or a long closing you actually want. Compare both before signing; our pre-construction directory lists current Vaughan projects by developer.

If you are selling in Vaughan

The same data cuts the other way. Homes that sold over asking were priced to the comps; homes that sat were priced to last year. If your home has been listed for a month without an offer, the market has already told you the number. Our selling page explains how we price from real sold data.
