These Terms of Use (the “Terms”) govern your access to and use of realestatehunt.ca and its tools (the “Site”), operated by Ishaan Verma, REALTOR® of Royal LePage Certified Realty (“we,” “us,” or “our”).
You must be at least the age of majority in your province (18 in Ontario) and able to form a binding contract to use the Site.
The Site provides real estate listing search, AI-assisted tools, market information, and home-value estimates for general informational purposes. It is not an offer, solicitation, appraisal, or professional advice, and it does not create any obligation on our part to provide services to you.
Listing information is provided under a Virtual Office Website (VOW) / data feed agreement with the Toronto Regional Real Estate Board (TRREB). You agree that:
MLS®, Multiple Listing Service®, REALTOR®, and associated logos are trademarks owned or controlled by the Canadian Real Estate Association (CREA) and TRREB and are used under licence.
The Site includes automated tools — including the “Hunter” AI search assistant, instant home-value ranges, comparative market analysis (CMA) reports, and the “Deal Hunter” scoring tool. These tools are computer-generated estimates, not formal appraisals or opinions of value delivered under any professional standard, and may be inaccurate or incomplete. They depend on third-party data and assumptions and must not be relied on for financial, lending, tax, or purchase/sale decisions. AI responses may contain errors. A property’s true market value can only be determined by a professional appraisal or a realtor’s formal evaluation of the specific property.
Nothing on the Site is legal, financial, mortgage, tax, accounting, or investment advice. “Deal” scores, cashflow, equity, and flip estimates are illustrative only and are not a recommendation to buy, sell, or invest. Always consult qualified professionals before making a real estate or financial decision.
Using the Site, contacting us, or receiving information does not create an agency, representation, or client relationship between you and us. Under Ontario’s Trust in Real Estate Services Act, 2020 (TRESA), a brokerage represents a client only after a written representation agreement is signed. Ishaan Verma is a registered salesperson (RECO #5017732) with Royal LePage Certified Realty (Brokerage RECO #5049895); all trades in real estate are made through the brokerage. This Site is not intended to solicit buyers or sellers already under a representation agreement with another brokerage.
Certain reports (for example, a full CMA report) are offered for a fee shown at checkout and processed securely by Stripe. By purchasing, you authorize the charge to your payment method. Paid reports are delivered digitally and are, like all estimates on the Site, informational and not a formal appraisal. Because reports are generated and delivered immediately, fees are generally non-refundable except where required by law or where a report failed to generate due to our error — in which case contact us and we will re-issue it or refund the fee. Prices may change at any time.
If you create an account or submit a form, you agree to provide accurate information and keep your access secure. You are responsible for activity under your account. By submitting your contact details or checking a consent box, you consent to be contacted as described in our Privacy Policy and may unsubscribe from marketing at any time.

The Site, including its design, text, graphics, software, and the “realestatehunt.ca” brand, is owned by us or our licensors and is protected by intellectual-property laws. Listing data is licensed from TRREB. You receive a limited, revocable, non-exclusive licence to use the Site for your personal, non-commercial use. No other rights are granted.
The Site may link to or rely on third-party services (e.g., Stripe, Google, Meta, mapping providers). We are not responsible for third-party content, products, or practices. Your use of those services is governed by their own terms and privacy policies.
The Site and all information and tools are provided “as is” and “as available”, without warranties of any kind, whether express or implied, including merchantability, fitness for a particular purpose, accuracy, or non-infringement. We do not warrant that the Site will be uninterrupted, error-free, or that any estimate, score, or listing is accurate or current.
To the fullest extent permitted by law, we and our brokerage will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, data, or goodwill, arising from your use of (or inability to use) the Site or reliance on any information or estimate, even if advised of the possibility. Our total liability for any claim relating to the Site will not exceed the amount you paid us (if any) for the specific report giving rise to the claim, or CAD $100, whichever is greater. Nothing in these Terms limits liability that cannot be limited under applicable law.
You agree to indemnify and hold us harmless from any claims, losses, or expenses (including reasonable legal fees) arising from your misuse of the Site, your violation of these Terms, or your violation of any law or third-party right.
These Terms are governed by the laws of the Province of Ontario and the federal laws of Canada applicable there, without regard to conflict-of-laws rules. You agree to the exclusive jurisdiction of the courts of Ontario for any dispute, subject to any non-waivable rights you have under consumer-protection law.
We may update these Terms from time to time. The updated version will be posted here with a new “Last updated” date, and your continued use of the Site means you accept the changes.
