This Privacy Policy explains how Ishaan Verma, a registered real estate salesperson with Royal LePage Certified Realty (“we,” “us,” or “our”), collects, uses, discloses, and protects your personal information when you visit or use realestatehunt.ca and related tools (the “Site”). We are committed to handling your personal information in accordance with Canada’s Personal Information Protection and Electronic Documents Act (PIPEDA), Canada’s Anti-Spam Legislation (CASL), and applicable Ontario law.

By using the Site, submitting a form, or consenting through our cookie banner, you agree to the collection and use of your information as described here. If you do not agree, please do not use the Site.

1. Who we are

The Site is operated by Ishaan Verma, REALTOR® (RECO registration #5017732), registered with Royal LePage Certified Realty (Brokerage RECO #5049895). Our brokerage address is 5618 Tenth Line W, #8 & 9 Mississauga, ON L5M 7L9. We are the party responsible for the personal information collected through the Site. Our privacy contact is set out in Section 16.

2. Information we collect

(a) Information you give us

  • Contact details — name, email address, phone number, and any message you send us.
  • Property & selling details — when you request a home valuation or CMA, the property address, type, size, bedrooms/bathrooms, condition, and selling timeline you provide.
  • Account information — if you register, your email and any preferences, saved searches, and favourited listings. Accounts are passwordless or set with a password you choose.
  • Payment information — if you purchase a paid report (e.g., a full CMA), your payment is processed by Stripe. We do not see or store your full card number; Stripe handles it under its own privacy policy and PCI-DSS standards.
  • Communications & consent records — records of your inquiries, the consents you give (including to be contacted), and the date, time, and IP address of those consents.

(b) Information collected automatically

  • Usage & device data — IP address, approximate location, browser and device type, operating system, referring page, and the pages, listings, searches, and links you view or click.
  • Cookies & similar technologies — see Sections 3 and 4.

(c) Information from third parties

  • MLS® listing data from the Toronto Regional Real Estate Board (TRREB) under a Virtual Office Website (VOW) / data feed agreement (see Section 13).
  • Advertising platforms (Meta, Google) may provide aggregated measurement and audience information relating to ads you interacted with.

3. Cookies, pixels & tracking technologies

We and our partners use cookies, web beacons, pixels, local storage, and similar technologies to operate the Site, remember your preferences, understand how the Site is used, and deliver and measure advertising. We use the following categories:

Where required, we ask for your consent before setting non-essential (analytics and advertising) cookies, through our cookie banner. You can change your choice at any time by clearing cookies, using the banner, or the opt-out tools in Section 4. You can also block or delete cookies in your browser settings, though some features may not work properly.

4. Advertising & remarketing (Meta and Google)

We advertise our real estate services on third-party platforms, including Meta (Facebook and Instagram) and Google (Google Ads, the Google Display Network, and YouTube). To do this we use the tools below. These third parties are independent controllers of the data they collect through these tools and process it under their own privacy policies.

Meta Pixel & Conversions API

We use the Meta Pixel (and may use Meta’s Conversions API) — a piece of code and/or server connection that reports your activity on the Site to Meta, such as pages viewed, searches, and actions like submitting a valuation request. Meta uses this information to:

  • show you our ads on Facebook, Instagram, and Meta’s partner network;
  • build Custom Audiences (people who visited the Site or gave us their contact details) and Lookalike Audiences (people similar to them); and
  • measure and attribute the results of our ads.

Where we upload contact information (such as an email or phone number) to create a Custom Audience, we do so only with a lawful basis and your consent, the data is hashed before it is sent to Meta, and we instruct Meta to use it only for our campaigns. We do not include sensitive information in our audiences. You can control how Meta uses your information through your Facebook and Instagram Ad Preferences and account settings, and learn more in Meta’s Privacy Policy.

Google Ads & Google Analytics (remarketing)

We use Google’s advertising and analytics products, including Google Ads remarketing and Google Analytics advertising features. As a result:

  • third-party vendors, including Google, show our ads on sites across the Internet;
  • third-party vendors, including Google, use cookies and/or device identifiers to serve ads based on your past visits to the Site (these cookies are set by Google or another vendor, not only by us, so blocking cookies relating only to our Site may not stop these ads); and
  • we and Google use first-party and third-party identifiers together to inform, optimize, and serve ads.

How to opt out of interest-based advertising

You can opt out of or control interest-based advertising at any time:

  • Meta ad preferences: in your Facebook/Instagram account settings under Ads

5. How we use your information

We use personal information for the following purposes, and we identify the purpose at or before the time we collect it:

  • to provide the Site, search MLS® listings, and run our AI tools (the “Hunter” search assistant, home-value estimates, and Deal Hunter);
  • to respond to your inquiries and requests, including home valuation and CMA requests;
  • to send you listings, saved-search alerts, and information you ask for;
  • with your consent, to send you marketing communications about our real estate services (see Section 6);
  • to advertise and remarket our services (see Section 4);
  • to process payments for paid reports;
  • to analyze and improve the Site, prevent fraud and abuse, and keep the Site secure; and
  • to comply with our legal, regulatory, and professional obligations, including under Ontario’s Trust in Real Estate Services Act (TRESA) and the rules of the Real Estate Council of Ontario (RECO).

6. Email & text message marketing (CASL)

When you ask us to contact you, request a valuation, or check a consent box, you are providing express consent under CASL to receive commercial electronic messages (email, text, or calls) from us about your home’s value, relevant listings, and our services. Every marketing message identifies us and includes a simple, no-cost unsubscribe link or instructions. If you unsubscribe or ask us to stop, we will honour your request within 10 business days. You can also withdraw consent at any time by emailing us (Section 16). Withdrawing marketing consent does not stop service or transactional messages you have asked for (such as a report you purchased).

7. How we share your information

We do not sell your personal information. We share it only as described here:

  • Service providers who process information on our behalf (Section 8), under contracts that require them to protect it and use it only for our purposes.
  • Advertising platforms (Meta, Google) as described in Section 4. Note that providing information to these platforms for advertising may be considered a “disclosure” or “sharing” under some privacy laws; we rely on your consent for this.
  • TRREB and regulators as required by our MLS® / VOW agreement and professional rules.
  • Legal & safety — where required by law, court order, or to protect our rights, users, or the public.
  • Business transfers — if our business is reorganized, sold, or transferred, information may be transferred as part of that transaction, subject to this policy.

We rely on trusted providers to run the Site. Each has its own privacy practices:

9. Data retention

We keep personal information only as long as needed for the purposes above, to maintain our business and client records, and to meet legal, tax, and regulatory requirements (real estate records are generally retained for a number of years under Ontario law). When information is no longer required, we securely delete or anonymize it. You may ask us to delete your information, subject to those legal obligations (Section 12).

10. How we protect your information

We use reasonable administrative, technical, and physical safeguards appropriate to the sensitivity of the information, including encryption in transit (HTTPS/TLS), hashed passwords, access controls, and rate limiting. No method of transmission or storage is completely secure, so we cannot guarantee absolute security.

11. International data transfers

Some of our service providers (including Meta, Google, Stripe, PostHog, and our hosting provider) are located in or process data in the United States or other countries. As a result, your personal information may be stored or processed outside Canada and may be subject to the laws of those jurisdictions, including lawful access by foreign courts, law enforcement, and regulators. We take steps to ensure providers offer a comparable level of protection.

12. Your privacy rights

Under PIPEDA you have the right to:

  • Access the personal information we hold about you and ask how it is used and disclosed;
  • Correct information that is inaccurate or incomplete;
  • Withdraw consent to our use of your information (including marketing), subject to legal or contractual limits; and
  • Ask us to delete your information, subject to our retention obligations.

To exercise any of these rights, contact us using Section 16. We may need to verify your identity, and we will respond within the timeframes required by law (generally 30 days).

13. MLS® / TRREB data

Listing information on the Site is provided under a Virtual Office Website (VOW) / data feed agreement with the Toronto Regional Real Estate Board (TRREB) and is intended for your personal, non-commercial use to identify properties you may be interested in. The data is deemed reliable but is not guaranteed accurate by TRREB or by us. You may not copy, scrape, redistribute, or use this data for any commercial purpose. MLS®, Multiple Listing Service®, and associated logos are trademarks owned or controlled by the Canadian Real Estate Association (CREA).

14. Children’s privacy

The Site is intended for adults (the age of majority in Ontario is 18). We do not knowingly collect personal information from children. If you believe a child has provided us information, please contact us and we will delete it.

15. Changes to this policy

We may update this Privacy Policy from time to time. We will post the updated version here with a new “Last updated” date. Material changes may also be communicated by email or an on-site notice. Your continued use of the Site after an update means you accept the revised policy.
