Why this site exists

Most real-estate websites show you asking prices and call it data. I built realestatehunt.ca to show what homes actually sold for. The GTA market report is computed every day from TRREB closed sales; the home-value tool prices your home against real sold comparables with time and feature adjustments; and every city page shows the last 90 days of closings alongside the live listings. If a number on this site can't be traced to a closed sale, it isn't published.

How I work

Buyers: we start with the one thing the home must have (a legal basement apartment, a specific school zone, a commute), search every live MLS listing for it, and price offers against comparable solds, not the list price. Sellers: a sold-comp-based estimate before we meet, a pricing strategy that reads the current sold-to-list ratio, and negotiation with the data in hand. Investors: cash-flow math at today's rates before the offer, not after.

About the data on this site

Listings come from the Toronto Regional Real Estate Board (TRREB) MLS® feed and update continuously. Sold statistics use closed residential sales by city over a rolling 90-day window, with year-over-year comparisons against the same window a year earlier; medians are used so a handful of luxury or teardown sales don't distort the picture. Home-value estimates are opinions of value from comparable sales, not appraisals. Market-report figures are free to reuse with a link to realestatehunt.ca.
