Features & finishes
EXTERIOR FEATURES  All exterior colours and materials are carefully selected and controlled by the Vendor to maintain a consistent architectural design throughout the community. Homes may feature a combination of high-quality materials such as clay brick, natural stone, decorative quoining, soldier coursing, arches, keystones, and other complementary architectural details as specified in the construction plans. The exterior is finished with durable, pre-finished aluminium components including soffits, fascia, eavestroughs, and downspouts where applicable. Depending on the model type and grading requirements, pre-finished aluminium railings may also be included. Windows are designed for energy efficiency and durability, featuring vinyl casement double-glazed Low-E glass on the front, rear, and side elevations, while lower levels include vinyl slider windows. All operable windows come with screens for ventilation and comfort. The main entry door is insulated for energy efficiency and security, while rear access includes either sliding patio doors with screens or glazed doors, as per the floor plan. Homes also include an insulated door connecting the house to the garage, complete with a safety door closer where grade conditions permit. Additional exterior features include sectional roll-up garage doors, two exterior hose bibs (one located in the garage and one at the rear), and exterior lighting where required. The lower level is constructed with poured concrete and remains unfinished unless otherwise indicated in the plans, offering flexibility for future customization. Driveways are paved with a base coat and an additional finish layer on the apron; however, the final asphalt layer for the main driveway may be completed within up to 30 months after closing, with applicable costs covered as per agreement. Each lot is fully sodded except for designated areas such as driveways, walkways, patios, and decks. Precast concrete slab walkways are provided at the front and rear patio areas based on site conditions. Certain lots, including corner lots, may include unique exterior treatments not shown in marketing materials, as determined by architectural guidelines. CONSTRUCTION Homes are built with a strong and durable structure, featuring 9-foot ceilings on the main level and 8- or 9-foot ceilings on upper levels depending on the model. The lower level includes a poured concrete foundation with a typical height of approximately 7 feet 8 inches or higher in select models. Interior comfort is enhanced with features such as a gas fireplace with mantel (as per plan). Garage interiors are finished with drywall, gas-proofed, and primed, while floors and driveways are sloped to ensure proper drainage. The exterior walls are constructed using solid 2” x 6” wood framing, and flooring systems include tongue-and-groove subflooring securely glued to engineered floor structures for added strength and stability. Depending on site conditions, stormwater management may include sump pump systems in accordance with municipal requirements. HEATING & INSULATION  Each home is equipped with a high-efficiency gas furnace to ensure optimal heating performance and energy savings. A centrally located thermostat allows convenient temperature control throughout the home. Insulation is designed to meet modern energy standards, with exterior walls above grade insulated to R22, attic ceilings to R60, ceilings without attic space to R31, and lower levels to R20, ensuring comfort across all seasons. INTERIOR FINISHES  Interior spaces are finished with attention to detail, including professionally installed drywall secured primarily with screws for durability. Baseboards and casings are designed to enhance aesthetics, with clean trims applied throughout main living areas. Doors feature modern satin nickel hardware, including a secure grip set with deadbolt at the main entrance and stylish lever handles for all interior doors. Staircases are crafted from natural oak (as per plan), complemented by matching handrails and pickets, creating a warm and elegant look. Flooring includes durable laminate across main and upper levels, with ceramic tiles in high-use areas such as kitchens, foyers, bathrooms, and laundry rooms. KITCHEN & BATHROOMS  Kitchens are thoughtfully designed with modern cabinetry options, extended upper cabinets, laminate countertops, and a double-bowl stainless steel sink with a single-lever faucet. Functional features include rough-ins for a dishwasher and a vented hood fan. Bathrooms are equipped with quality fixtures, including stylish cabinetry, polished single-lever faucets, ceramic wall tiles in showers and tubs, and water-efficient plumbing systems. The primary ensuite may include a freestanding tub and separate shower with acrylic base, depending on the plan. ELECTRICAL & ADDITIONAL FEATURES  Homes include a 100-amp electrical service with modern switches and outlets, along with safety features such as GFI outlets, smoke detectors, and carbon monoxide detectors installed as per building codes. Additional conveniences include pre-wiring for cable TV and telephone, rough-ins for central vacuum and air conditioning, and a home automation package.
